Predevelopment
Loans
Predevelopment loans are available for projects that are
highly likely to proceed to construction. Generally, commitments for one
or more sources of permanent financing must have been obtained by the
sponsor/developer of the project.
Acquisition
Loans
LISC also provides loans to CDCs to help them acquire real
estate. We generally make these loans when construction and permanent
financing have been secured to repay our loan. However, the LISC loan can
also be rolled over to assist with construction as long as other construction
financing for the project is in place.
Construction
Loans
Generally in conjunction with other lenders, LISC provides
construction loans to projects. We can take a position subordinate to
conventional lenders and will share a subordinate position with other nonprofit
or quasi-public lenders.
Bridge Loans
LISC can provide bridge loans to CDCs to fill a financing gap for a specified period of time. Bridge loans are made when there is a guaranteed source of repayment, which will be made over time.
